About Us

Here at MBM Property Management LLC, we started out by managing investment properties for our clients who bought from us. Then, we were asked to do more property management. We decided that if we were going to launch this endeavor, we would manage every property as if it were our own. This remains the core of our philosophy.

What We Will Do for You!

 

  • Complimentary consultation to evaluate property to determine the optimal rental amount.
  • Recommend required maintenance to get your property in move-in condition.
  • Schedule and conduct showings.
  • Provide application and policies to potential tenants.
  • Thorough verification/credit screening of applicant.
  • Upon approval of all sides, execute rental/lease agreement.
  • Collect first month’s rent and security deposit in guaranteed funds prior to move-in.
  • Conduct thorough move-in inspection and video current condition of the property.
  • Monthly rent collection.
  • Monthly computerized statements and distributions.
  • Take all tenant calls and answer questions or concerns.
  • Schedule and supervise maintenance.
  • Coordinate invoice payments.
  • Periodic inspection of property.
  • Organize lease extensions and move-
  • outs.
  • Advise on security deposit distribution.
  • Retain legal services as necessary (at owner’s cost).
  • Supply end of the year reports for your taxes.
  • Complete 1099’s for all of the vendors for your property.

If you are a property manager or a landlord in Texas you are required by the law to comply with this state code. Chapter 92 of the Texas Property Code addresses property code for rental properties.  Steps for Leasing

 

We use a property management software. You will have an owner’s portal so you can have access to your account at any time. This software will track everything on your property.

MBM Property Management LLC charges between 8% to 10% each month per property for our services. This is negotiable.

If MBM Property Management leases the property, the commission is 80% of the first month’s rent.

We recommend either a home warranty or a larger reserve for repairs.

The checks from the tenants will be written to MBM Property Management. When the checks clear, you will receive the balance of the rent after the managment fee and any bills are deducted. If the rents are automatically deposited in the MBM Property Management account, your money will be in your account within 7 days; or by the 12th of the month without direct deposit.

If the home is up for lease, we will send out weekly activity reports.

We check all tenants for criminal background and lease violations.

We will go to court for you if needed for an eviction.
